My property journey began in April 2018. I was about to turn 40 and was working long hours as a consultant paediatric gastroenterologist at Sheffield Children’s Hospital. Although I had a healthy income from my medical career, I wanted an investment that would create a steady revenue stream, allowing me to cut back my hours and spend more time with my family.

I researched and considered a number of investment models, but decided that only property would deliver sufficient and sustainable returns in the long-term.

I spent a good six months researching the property market, from reading books on property investment and tax, to going along to property auctions as an observer.

I realised I would need my own power team so I employed the services of several professionals, including an accountant, a specialist mortgage broker and a solicitor before taking the first step. I then built relationships with local selling and letting agents, as well as finding good local tradesmen for each type of work – building, plastering, electrical, plumbing and handyman services.

As a full time consultant in the NHS I was already in the highest possible tax bracket, so I knew the most tax efficient strategy was to set up a limited company. Thus, WELL+H was born.

Between August 2018 and March 2019 I took my first steps into property development – investing in Houses of Multiple Occupation (HMOs). I released equity from our family home and cashed in my ISA savings to give myself a good cash base to start with. I managed to purchase these properties at around 10% below market value (BMV) through auction purchases and vendor fears over Brexit.

All properties were leveraged via a limited company buy-to-let (BTL) mortgage at 80% Loan to Value (LTV) ratio, and have multiple student tenants providing rental income and cashflow.

Having gained some hands-on experience with the HMOs, I then teamed up with friends and family on my next investments – various two and three bedroom properties in Sheffield requiring more extensive redevelopment. My experience thus far has shown that wealth can be increased by joining hands with interested parties for win-win ventures. Now I want to help others improve their own financial health and personal wellbeing through sharing my property expertise.
